Includes: 

• Agree with tenant check out time and date appointment 

• Instruct inventory provider to attend 

• Negotiate with landlord and tenant any disbursements of the security deposit 

• Return deposit as agreed with landlord and tenant to relevant parties 

• Remit any disputed amount to Scheme for final adjudication 

• Unprotect security deposit 

• Instruct contractors; obtain quotes; organise repairs/replacement/cost of any broken or missing items 

 

Additional property visits: £25 per visit 

• To attend for specific requests such as neighbour disputes; more visits are required to monitor the tenancy; or any maintenance linked visit 

 

Serving section 8 and/or section 21 service to tenants: £60 per section 

• Check all the requirements to serving a section 8 or 21 are met 

• Issue section 8 or section 21 in accordance with latest legislation using appropriate grounds and forms

 

Submission of non-resident landlords’ receipts to HMRC: £50 quarterly 

• To remit and balance the financial return to HMRC quarterly – and respond to any specific query relating to the return from the landlord or HMRC 

 

Compliance Certifications (no VAT)

• Gas certificate: £72

• Electrical certificate – starting at £125

• Fire alarm certificate – starting at £125

• HMO licence submission: £250

 

Maintenance Price List (No VAT applicable)

• Call-out: £55, £30 hourly rate thereafter

• Lock changes:  £55 (week day, standard hours) £75 (out of hours) 

• Daily rate handyman: £175

• Other specialists: available on request

 

Professional photography

• From £35 for 1-bed to a maximum of £55

 

Arrangement Fee for third party contractor work of 10% of net cost

• Arranging access and assessing costs with contractor; 

• Ensuring work has been carried out in accordance with the specification of works 

• Retaining any warranty or guarantee as a result of any works 

 

Arrangement fee for refurbishments of 10% of net cost

Obtaining more than two contractors quotes – £20 per quote 

 

Rent Review Fee:£25

• Review rent in accordance with current prevailing market condition and advise the landlord 

• Negotiate with tenant 

• Direct tenant to make payment change as appropriate 

• Update the tenancy agreement 

• Serve Section 13 Notice if tenancy is on a rolling monthly basis 

 

Tenancy Renewal Fee (Landlords share) of £70 

• Contract negotiation (including rent review), amending and updating terms and arranging a further tenancy and agreement

 

Court Attendance fee: £65 per hour 

 

Tenancy transfer: £70 

• Transfer tenancy management to another agency or yourself 

• Send contract, inventory, deposit 

• Send payment history 

• Notify tenant of the change of management 

 

AST amendments: £10 per clause 

• Add additional section to your request 

• Amend existing clauses 

 

Copy of statements, per annual tax year: £26

Caretaking Service (charged per property visit): £40

• Visit untenanted property as often as agreed; advise of any obvious works or repairs necessary 

 

Termination

• Should you withdraw the property at the stage we have taken a holding fee from a suitable tenant, you must still pay the agreed letting fee in accordance with our terms of business

• We required a 30-day notice for terminating your management agreement with us. This also allows us to appropriately process the transfer of management to the designated party
